Buying a plot file can be a good investment, but fake or double-sold files are still a risk in Pakistan. A file may look official and still be forged, already transferred, cancelled, or sold to two people at once. These checks take a little time, and they can save you your savings.
This is general guidance, not legal advice. For a large purchase, also speak to a property lawyer you trust.
1. Check the society or project itself
Before you look at any file, make sure the housing society or project is real and has the approvals it claims. Visit the site, visit the developer’s office, and check with the relevant development authority for your city whether the project is approved. Be careful with projects that exist only on social media.
2. Deal with the developer’s office or an authorised company
Ask the developer which marketing companies are authorised to sell their project, and confirm the company you are dealing with is one of them. Visit their office. A real company will not mind you checking.
3. Match the file number with the developer’s record
Every genuine file has a file or registration number. Ask the developer’s office to confirm that this number exists, which unit it belongs to, and who the current owner is on their record.
4. Check the seller’s identity
The person selling must be the owner on the record. Match their CNIC with the name on the file and the developer’s record. If someone is selling on behalf of the owner, ask for proper legal authority and verify it.
5. Look at the payment history
Ask for every receipt and the payment schedule. Compare what has been paid with what the developer’s office says. Outstanding dues usually stay with the file, so you need to know exactly what is left to pay.
6. Ask about transfers and cancellations
A file that was transferred to someone else, or cancelled for non-payment, may still be offered with old papers. Ask the developer whether the file has any transfer history, and make sure the current papers are the latest ones.
7. Verify the paper online if you can
Some companies now print a QR code and a verification code on every Booking File and receipt. Scan it with your phone camera. A genuine paper shows its status from the company’s live record, for example Genuine, Transferred or Cancelled.
Files and receipts issued from Baalki can be checked on our Verify a file page. The owner can also see the payments made by typing the last 4 digits of their CNIC.
8. Never pay in cash without a proper receipt
Pay through the bank where possible, keep proof of every payment, and get a printed receipt from the company or developer for every amount. Do not hand over money because of pressure to “book today before the price goes up”.
Warning signs
- A price far below what similar plots sell for
- The seller avoids the developer’s office or refuses checks
- Papers with corrections, missing stamps or no file number
- Pressure to pay quickly in cash
- A project you cannot find on the ground
Common questions
Can I check a plot file online in Pakistan?
Only if the company or developer offers an online check. Papers printed from Baalki carry a QR code and a verification code that anyone can check online. For other papers, confirm the file number and owner directly with the developer’s office.
What is a file transfer?
When an owner sells a plot file before possession, the file is moved to the new buyer’s name on the developer’s record. Always make sure the transfer is completed on that record, not only on paper between the two people.
Is a lower price a warning sign?
Often, yes. A price far below similar plots in the same project is a common sign of a problem. Check everything twice before paying anything.
Selling files? Make them checkable.
Baalki prints a QR code and verification code on every Booking File and receipt, so your buyers can check them online.
